Job Description

We have an exciting opportunity for a Property Manager to proactively and professionally manage a portfolio of residential developments, consistently providing excellent customer service throughout Northamptonshire and surrounding areas.

You will have full management responsibility for a portfolio of residential blocks of various sizes, comprising of RMC clients in the main along with some Freeholder acquisitions.

Duties and responsibilities:

  • Responsibilities to include a full range of leasehold management tasks such as service charge budgets, site visits, resident meetings, contractor management, major works including S20 consultation, and developer/ RMC client liaison
  • Ensuring gas safety checks are up to date
  • Ensuring electrical safety checks are up to date
  • Arranging inventories, check in and check out appointments
  • Advising utility companies of meter readings
  • Co-ordination of estimates and undertaking of repairs by contractors
  • Negotiating and co-ordinating renewal contracts
  • Negotiating the return of deposits between landlord and tenant (including co-ordination of any repairs, cleaning as required)
  • Drafting final statement of repairs for accounts to process
  • Day to day correspondence
  • Tenant referencing and monitoring process via referencing agency
  • Preparation of tenancy agreements
  • Sending EPC instructions via website

Skills and experience required:

  • Experience in block management or lettings would be preferable
  • Calm with strength of character (required when dealing with issues like return of deposits or repairs required to a property)
  • Systematic approach with strong administrative skills
  • Problem solver
  • Ability to work under pressure, whilst maintaining attention to detail
  • Secretarial skills would help so that the applicant would be able to generate their own letters.
  • Ideally you will have IRPM qualification but if not yet attained company will be more than happy to sponsor further professional qualifications

Working hours:

  • Monday to Friday 8.30am - 5.00pm (1 hour lunch break)
